Cape Cod Community College

  • Recommended student housing development methodologies.
  • Drafted an RFP for the selection of a market study firm to determine if CCCC should offer on-campus student housing, how many beds, at what rates, for what type of units.

Eckerd College

  • Made recommendations and assisted in the selection of a Financial Services Firm.
  • Drafted an RFP for the selection of a development team for the development and financing of on-campus student housing
  • Made recommendations for a short list of local and national student housing development firms

The George Washington University

  • Assisted in Operating Proforma analysis for the purchase of a private sector apartment building to be converted to student housing
  • Drafted an RFQ and an RFP and facilitated the selection of professional third party student housing and summer conference property management for over 2,000 GW student beds
  • Made recommendations with regard to a national short list of student housing property management firms
  • Made recommendations with regard to an effective organizational structure to facilitate communication and working relationships between Student Affairs, Facilities Management and Residential Property Management divisions

Howard Community College

  • Drafted an RFP for the selection of a market study firm to determine if HCC should offer on-campus student housing, how many beds, at what rates, for what type of units for its traditional, international, living/learning programs and for single parent students.

Johns Hopkins University Montgomery County Campus (while Senior Director of Johns Hopkins Real Estate)

  • Structured a public private development of a research park with an at-risk developer for 750,000 square feet of laboratory, classroom, office and conference space on 35 acres using alternative financing.

Maryland Economic Development Corportion

  • Engaged by MEDCO to analyze, make recommendations and file reports to the Trustees with regard to operational changes in two public-private student housing projects that would permit MEDCO to certify to the Rate Covenant requirements of the Financing Documents.

Minnesota State University, Mankato

  • Determined alternative financing methodologies
  • Drafted an RFP for the selection of a development team for the development and financing of on-campus student housing
  • Made recommendations for a short list of local and national student housing development firms
  • Drafted groundlease and development agreement for a public private transaction

The Washington Center for Internships

  • Contracted as TWC’s Real Estate Advisor and Real Estate Financial Advisor
  • Selected the development team and presented a proposal to the District of Columbia in response to its RFP for the ground lease of its Historic Franklin School. Remain one of two teams pending selection.
  • Assist with the location and negotiation of student housing apartment leases
  • Working on the siting and development of 501 (c ) (3) student housing for TWC’s programs and for students from any college or university to live on a semester basis as they study or intern in the Washington, DC area

Wesleyan University

  • Assisted in the drafting of an RFQ and an RFP, and reviewed proposals for the selection of a Design-Build team for on-campus student housing
  • Made recommendations for a short list of national Developers and Design-Build firms

University of Baltimore

  • Engaged as business consultant to draft an RFP, select developers for 4 downtown sites, negotiate win win win development and financing documents for the development of mixed- use projects.
  • Engaged again as business consultant for the selection of a developer and the development of UB’s Mt Washington Campus and to negotiate the ground lease, development agreement and financing documents to protect the interests of the campus today and for future administrations.

 

 

 

University of Maryland (while Assistant Vice President for Asset Management)

  • University Courtyard by Ambling Companies: Responsible for negotiating a public private student housing project for the development of a 704 bed, 4-story garden-style wood frame walk-up with pool and clubhouse for $36,000 per bed to encourage seniors to move off campus in order to make room for a larger than expected freshman class. The project was closed off balance sheet, off credit, and protecting the institution’s and students’ interests in all the transaction’s legal documents including the ground lease, bond documents, student leases, property management agreement, and residence life program.
  • South Campus Commons by Capstone Development: Responsible for negotiating a public private student housing project for an 1100 bed, 5 and 6-story mid-rise apartment complex for $60,000 per bed to house honors and other living/learning programs. The project was done off balance sheet, off credit, and protected the institution’s and students’ interests in all the transaction legal documents including the ground lease, bond documents, student leases, property management agreement, and residence life program.
  • Worked with the University, the City of College Park, Prince George’s County and our commercial and residential neighbors to create an overlay zone along Route 1 for development into the future that would be acceptable to all.
  • Standardized off campus leasing, created a rent roll, asset managed and negotiated all off campus leases.
  • Recently engaged to draft an RFP for the selection of a third party market study firm.

University of Missouri St. Louis

  • Engaged by the University of Missouri System to provide Real Estate Advisory services to UM-SL for the review of their public/private student housing transaction documents in order to expand the current apartment project and create a win win for all parties involved including students, the university, the developer and lender.
